Winston-Salem has more homes for sale, but closings are still a little lower

The one number that changes what you should do right now: the Real Estate Data Aggregator counted 1,062 homes for sale across Winston-Salem in the three months ending August 31, 2026. That is up 16.6% from the same months of 2025. More supply means buyers have real choices. Sellers need to price carefully from the start.

The Real Estate Data Aggregator counted 910 closings across Winston-Salem in those same three months. That is down 3.9% from a year before. Not every home that came to market found a buyer. That small gap between supply and closings is what gives buyers a little more breathing room.

Nationally, Realtor.com reported 1.16 million active listings as of September 30, 2026. That wider trend is showing up right here in Winston-Salem too.

What this means for homeowners

More choices for buyers means your home sits alongside more competition. Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Pricing your Winston-Salem home right from day one matters more now than it did a year ago.

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC on October 14, 2026, forecasts the 30-year fixed rate at 7.5% for all of 2027. Higher rates slow some buyers down. That is part of why pending sales across Winston-Salem dipped 1.7%, to 923, in the three months ending August 31, 2026, per the Real Estate Data Aggregator.

How each Winston-Salem neighborhood reads on its own

The city-wide numbers tell one story. Each ZIP code tells a different one. Here is what the Real Estate Data Aggregator counted for each area in the three months ending August 31, 2026.

A few neighborhoods worth a closer look

ZIP 27104 had the fastest median sale in Winston-Salem: 34 days, per the Real Estate Data Aggregator. It also had 2.3 months of supply, the tightest of any ZIP here. Nearly 3 in 10 homes there sold above list price.

ZIP 27106 had the highest median sale price at $397,000, though the Real Estate Data Aggregator shows that is down 5.5% from the same months of 2025. Homes still sold close to asking: 99.1% of list price on average. And 23% sold above list.

ZIP 27101 tells the most cautious story. The Real Estate Data Aggregator counted only 48 closings there, down 23.8% from a year ago. Homes for sale jumped 64.3%. Supply reached 5.9 months. Buyers in that part of Winston-Salem have the most options. Sellers there need to be the most patient.

ZIP 27105 had the biggest price gain: up 15.8% to a median of $220,000, per the Real Estate Data Aggregator. Sales rose 8.6% too. That is one of the few ZIP codes here where both price and volume moved up together.

In short
  1. Winston-Salem has more homes for sale and a few fewer closings than a year ago.
  2. Nationally, Realtor.com says price cuts are at their highest share since October 2022 and rates have crossed 7%.
  3. Here at home, most ZIP codes are still selling within a few points of list price.
  4. The city-wide numbers are real, but your street can read very differently from the ZIP code around it.

One street in 27106 can look nothing like the ZIP code average. One block in 27101 can move faster than the rest of the area. The numbers above are a starting point, not a final answer for your home.
