The biggest change in Winston Salem right now is simple: more homes, fewer signed contracts. That means sellers need to price carefully and prepare their homes well.

These numbers cover the three months ending August 31, 2026.

The Real Estate Data Aggregator counted 1,062 homes for sale across Winston Salem, up 16.6% from the same period last year. At the same time, pending sales slipped 1.7% to 923. More supply, softer demand. That gap is what sellers feel right now.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Winston Salem is part of that same pattern.

Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That can slow buyers down, and it helps explain why contracts are softer.

Realtor.com noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Pricing right from day one matters more than it did a year ago.
