Winston-Salem has more listings, but buyers are still active
The one thing every Winston-Salem homeowner should know right now: you have more competition. The Real Estate Data Aggregator counted 1,049 homes for sale across Winston-Salem in the three months ending July 31, 2026, up 22.5% from a year before. More choices for buyers means your home needs to stand out on price and condition.
Here is the encouraging part. The Real Estate Data Aggregator counted 977 pending sales across Winston-Salem in the same period. That is down only 3% from a year before. Buyers are still active, even as supply grows.
Nationally, Realtor.com reported active listings reached 1.16 million homes for sale. More supply everywhere means buyers have options. That is the backdrop for what you see here in Winston-Salem.
Realtor.com also reported that mortgage rates topped 7% for the first time since January 2025. Higher rates slow some buyers. That is a real headwind, and it is worth knowing.
How each Winston-Salem neighborhood is reading
The city-wide numbers tell one story. Each ZIP code tells its own. Here is where things stand in the three months ending July 31, 2026.
Where buyers are moving fastest
In ZIP 27104, the Real Estate Data Aggregator counted 49.3% of homes going under contract within two weeks of listing. That is the highest share in Winston-Salem for the three months ending July 31, 2026. Pending sales there were up 13.8% from a year before.
ZIP 27106 was close behind. The Real Estate Data Aggregator found 46.9% of homes there went under contract within two weeks. That share was actually up 2.9 points from a year before, a small but real sign of strength.

Where sellers are waiting longer
ZIP 27127 had the longest wait. The Real Estate Data Aggregator put the median days on market at 46, up 14 days from a year before. Homes for sale there jumped 46.6%. That is a lot more competition in one neighborhood.
ZIP 27101 tells a different story on speed: median days on market was 37, actually 1 day shorter than a year before. But months of supply hit 5.1 there, the highest of any ZIP in Winston-Salem, and homes for sale rose 74.5%.
Prices: most held steady, a couple dipped
Most Winston-Salem ZIP codes held or grew their median price. ZIP 27105 led with a 12.8% gain, reaching $220,000, per the Real Estate Data Aggregator. ZIP 27107 rose 8.3% to $309,750.
Two ZIPs did see prices pull back. In 27106, the median sale price was $390,000, down 9.3% from a year before. In 27104, it was $350,000, down 10.3%. Not every neighborhood moved the same direction.
What sellers are actually getting
Homes are still selling close to list price. The Real Estate Data Aggregator found sale-to-list ratios ranging from 97.2% in ZIP 27127 to 99% in ZIP 27106. That means most sellers are getting nearly what they asked.
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. In Winston-Salem, sellers are faring better than that national picture suggests.
The national backdrop
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Winston-Salem's price gains in several ZIP codes are running in line with or ahead of that pace.
The Federal Housing Finance Agency also found prices rose 0.3% month over month in July, seasonally adjusted. Steady, not dramatic, but still moving forward.
- Winston-Salem has more homes for sale, up 22.5% year over year per the Real Estate Data Aggregator.
- But 977 pending sales show buyers are still here.
- Prices held in most neighborhoods.
- The market is more balanced than a year ago, and that changes what a good asking price looks like.
One last thing worth saying: these numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer homes, a school nearby, or a quieter feel can move faster or slower than the average.
