WS 2 has more choices for buyers, but sales are a little slower

By Helen Howard
Real estate, WS 2

The biggest shift in WS 2 right now is simple: buyers have more to look at. The Real Estate Data Aggregator counted 1,062 homes for sale across WS 2 in the three months ending August 31, 2026. That is up 16.6% from the same months of 2025. More supply means sellers need to price carefully and show well.

At the same time, CNBC reported the average 30-year fixed mortgage rate at 7.50% as of October 14, 2026. Realtor.com reported rates climbed above 7% for the first time since January 2025. Higher rates slow buyers down. That shows in the numbers: the Real Estate Data Aggregator counted 910 homes sold across WS 2, down 3.9% from a year before. Pending sales across WS 2 slipped 1.7% as well.

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is a wider picture, but it fits what the Real Estate Data Aggregator shows here in WS 2: more choices for buyers, a little less urgency.

How each ZIP code is reading right now

Not every neighborhood in WS 2 is moving the same way. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending August 31, 2026.

Where things are moving fastest

The Real Estate Data Aggregator shows 27104 with the shortest median days on market: 34 days. It also has the lowest months of supply at 2.3 months, down 0.4 months from a year before. Nearly 43% of homes there went under contract within two weeks of listing. That is a tighter pocket inside a broader market that is slowing.

Where inventory jumped the most

The Real Estate Data Aggregator counted 92 homes for sale in 27101, up 64.3% from a year before. Months of supply there rose 3.2 months to 5.9 months. That is the biggest inventory jump in WS 2. Homes sold in 27101 fell 23.8%. Sellers in that ZIP need to be especially sharp on price and condition.

Prices: a mixed picture

Some ZIPs held or grew. The Real Estate Data Aggregator shows 27105 with a median sale price of $220,000, up 15.8% from a year before. The Real Estate Data Aggregator shows 27127 up 3.7% to $269,500. But 27106 dipped 5.5% to $397,000, and 27101 slipped 2% to $269,444. Not every price moved the same direction.

How quickly are homes going under contract?

The Real Estate Data Aggregator shows 27103 leading WS 2: 43.7% of homes there went under contract within two weeks of listing. That is down just 1.4 points from a year before, so it held up well. In 27105, that share fell 17.1 points to 23.4%. In 27107, it dropped 20.5 points to 26.7%. Buyers in those ZIPs are taking more time.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That slow national gain fits the steadier prices seen across most of WS 2. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Those rates are likely to keep buyers careful for a while.

In short
  1. Across WS 2 in the three months ending August 31, 2026, buyers have more homes to choose from and are taking a little longer to decide.
  2. Sales are down 3.9% and inventory is up 16.6%, per the Real Estate Data Aggregator.
  3. Pricing well and showing well matters more now than it did a year ago.
  4. A few ZIPs, like 27104 and 27103, are still moving quickly.
  5. Others, like 27101 and 27127, have more supply and slower sales.

One more thing: one street can read very differently from the whole ZIP code. The numbers above cover broad areas. Your block, your home's size, and its condition all shape the real answer for you. Reply and let's look at your specific address together.
