WS 3 has more homes for sale, but buyers are still moving
Here is the one thing Winston-Salem sellers should sit with. The Real Estate Data Aggregator counted 1,062 homes for sale across WS 3 in the three months ending August 31, 2026. That is up 16.6% from a year before. More choices for buyers means your home has to earn attention.
But buyers did not walk away. The Real Estate Data Aggregator counted 923 pending sales across WS 3 in that same period. That slipped just 1.7% from a year before. Demand is still there. It is just a little more selective.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. More supply is a wider story, not just a Winston-Salem one. Realtor.com also noted price cuts hit 20.8% of listings in September, the highest share since October 2022. That is worth knowing before you pick a number.
How each Winston-Salem ZIP code looked
The Real Estate Data Aggregator broke this down ZIP by ZIP for the three months ending August 31, 2026. The differences are real and they matter if you live in one of these neighborhoods.
Where buyers moved fastest
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In 27103, that share was 43.7%. In 27104 it was 42.9%. In 27106 it was 41.2%. Those are the three fastest ZIP codes in WS 3 by that measure.
- 127103 – Winston Salem, NC43.7%
- 227104 – Winston Salem, NC42.9%
- 327106 – Winston Salem, NC41.2%
- 427127 – Winston Salem, NC39.1%
- 527101 – Winston Salem, NC31%
- 627107 – Winston Salem, NC26.7%
- 727105 – Winston Salem, NC23.4%
Where inventory grew the most
Not every ZIP felt the same inventory pressure. The Real Estate Data Aggregator showed homes for sale in 27101 jumped 64.3% year over year. In 27127 they rose 46.8%. In 27103 they rose 23.8%. Those three areas give buyers the most to compare, which means sellers there need to be especially sharp on price and condition.
Prices: a mixed picture across Winston-Salem
The Real Estate Data Aggregator showed prices moved in different directions. In 27105, the median sale price rose 15.8% to $220,000. In 27107 it rose 1.7% to $300,000. In 27127 it rose 3.7% to $269,500. Those are honest gains. On the other side, 27106 dipped 5.5% to $397,000, and 27101 dipped 2% to $269,444. Prices did slip in some spots. That is worth knowing, not worrying about.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Several Winston-Salem ZIP codes tracked close to or above that national pace.
What this means for sellers in Winston-Salem
More inventory means buyers can walk away more easily than a year ago. The Real Estate Data Aggregator showed WS 3 overall sold 910 homes in the three months ending August 31, 2026. That is down 3.9% from a year before. Not every home sold fast, and not every home sold above list.
The share of homes selling above list price fell in most ZIP codes. In 27107 it dropped 9.1 points to 17.2%. In 27127 it dropped 9.2 points to 15.7%. In 27101 it dropped 5.5 points to 10.4%. Those are honest admissions. Pricing right from day one matters more now than it did a year ago.
Mortgage rates add to the picture
Redfin reported the weekly average mortgage rate at 7.32% for the four weeks ending October 25, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That affects what buyers can afford. It also explains why some homes are sitting a little longer.
Redfin also reported a median monthly mortgage payment of $2,786 for that same period. That is the real number buyers are doing math on when they look at your Winston-Salem home.
One ZIP code can read very differently from the whole
WS 3 as a whole tells one story. Your street in Winston-Salem can tell a different one. A block in 27104 with 2.3 months of supply sits in a very different place than a block in 27101 with 5.9 months. The Real Estate Data Aggregator numbers show that gap clearly. Your specific address is what really matters.
- Winston-Salem has more homes for sale than a year ago, and buyers are still active.
- Pending sales across WS 3 slipped only 1.7% to 923. But pricing and preparation matter more now, because shoppers have more to compare.
- The ZIP codes tell very different stories, and your street may read differently still.
