WS 3 has more homes for sale, but sales are still a little lower
The biggest shift in Winston-Salem right now is this: more homes are sitting on the market at the same time. The Real Estate Data Aggregator counted 1,062 homes for sale across WS 3 in the three months ending August 31, 2026. That is up 16.6% from the same months in 2025. So buyers have more to compare, and sellers have more competition.
The Real Estate Data Aggregator shows homes sold across WS 3 were down 3.9% compared with the same three months of 2025. Sales dipped a little, but they did not fall off a cliff. Pending sales of 923 tell us buyers are still moving. They are just taking more time to decide.
The national picture adds context
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Winston-Salem is part of that same trend. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That slows buyers down everywhere, including here.
Realtor.com reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. That is the so-what for Winston-Salem sellers: more supply and higher rates mean pricing carefully matters more than it did a year ago.
