WS 3 has more listings, but sales are still a little lower

By Helen Howard
Real estate, WS 3

Here is the one thing that changes what you should do right now in WS 3. The Real Estate Data Aggregator counted 1,062 homes for sale across WS 3 in the three months ending August 31, 2026. That is up 16.6% from the same months in 2025. More homes for sale means your listing has more competition than it did a year ago.

At the same time, the Real Estate Data Aggregator counted 910 homes sold across WS 3, down 3.9% from a year before. Fewer sales and more listings together mean buyers can take a little more time. That matters when you are setting your price or deciding how much to fix up before you list.

This is not just a WS 3 story. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Sellers are outnumbering buyers across the country too.

What each ZIP code in WS 3 is doing

The picture is not the same everywhere. Some ZIP codes in WS 3 are moving quickly. Others have slowed noticeably. Here is how each one looked in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

27104: the fastest-moving ZIP in WS 3

The Real Estate Data Aggregator showed 27104 with just 2.3 months of supply and a median of 34 days on market. Homes there sold at 98.7% of list price on average. Pending sales rose 10.8% year over year, which tells you demand held up well.

27101 tells a different story. The Real Estate Data Aggregator counted 92 homes for sale there, up 64.3% from a year before. Months of supply jumped 3.2 months to reach 5.9 months. Homes sold fell 23.8%. Sellers in 27101 are working harder for every offer.

27127: inventory up sharply, sales down

In 27127, the Real Estate Data Aggregator counted 204 homes for sale, up 46.8% from a year ago. Homes sold dropped 18.8% to 134. That said, 39.1% of homes went under contract within two weeks of listing. So well-priced homes in 27127 can still move quickly.

27105: prices up, but homes are taking longer

27105 had the biggest price gain in WS 3. The Real Estate Data Aggregator put the median sale price at $220,000, up 15.8% from a year before. That is a real positive. But homes took a median of 47 days to sell, 4 days longer than last year. And only 23.4% went under contract within two weeks, down 17.1 points. Pricing carefully matters more than ever in 27105.

27106: the priciest ZIP, with a small price dip

The Real Estate Data Aggregator put the median sale price in 27106 at $397,000, the highest in WS 3. That is down 5.5% from a year ago, a small but honest dip. Homes still sold at 99.1% of list price on average, the best sale-to-list ratio in WS 3. And 41.2% went under contract within two weeks.

The national picture adds context

What WS 3 is seeing fits a wider pattern. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also found that price cuts hit 20.8% of listings in September, the highest share since October 2022. Those two facts together explain why buyers in WS 3 are taking a little longer to commit.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still moving up nationally, just more slowly. That matches what the Real Estate Data Aggregator shows for most of WS 3.

What this means for sellers and buyers in WS 3

For sellers: more competition means pricing and prep matter more now. Homes that are priced right are still moving. The Real Estate Data Aggregator showed WS 3 pending sales at 923, with 1,121 new listings coming in during the same three months. Buyers are still out there.

For buyers: you have more options than a year ago. Supply is up in most ZIP codes. Days on market have stretched a little. That gives you a bit more room to think before you offer.
