By Helen Howard
Real estate, Archdale area 377-500

Here is the one thing that matters most right now in the Archdale area. The Real Estate Data Aggregator counted 441 homes for sale across the area, up 17.3% from a year ago. More choices for buyers means pricing and preparation matter more than they did last year.

Even with more listings, buyers stayed active. The Real Estate Data Aggregator counted 446 homes sold across the Archdale area, up 19.3% from the same months of 2025. That is more sales, not fewer.

Pending sales tell the same story. The Real Estate Data Aggregator counted 466 pending sales across the area, up 10.2% from a year ago. Buyers are writing contracts.

What the national picture adds

The Archdale area is not alone in seeing more listings. Realtor.com reported that 20.8% of listings nationally had a price cut in September 2026, up 0.9 percentage points from a year ago. Buyers have more choices everywhere, and they know it.

Rates are a factor too. CNBC reported the average 30-year fixed rate at 7.30% as of September 30, 2026. Realtor.com also noted mortgage rates topped 7% for the first time since January 2025. Higher rates slow some buyers, but the Archdale area's pending sales numbers show many are still moving.

On the price side, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The Archdale area's ZIP codes range from a 5.2% dip in 27203 to an 8.3% gain in 27360, so local results vary widely from the national average.

What this means for your home

More homes for sale means buyers compare more before they decide. Pricing close to market value matters more than it did a year ago. So does how the home shows.

The good news: 446 sales in three months shows real demand across the Archdale area. Buyers are out there. They are just pickier about what they pay.
