Asheboro area condo demand is up, even with more homes for sale
The biggest thing to know right now: more condos and townhomes are for sale in the Asheboro area, and buyers are still buying. The Real Estate Data Aggregator counted 188 homes sold across ZIPs 27263, 27205 and 27203 in the three months ending July 31, 2026. That is up 16% from the same months of 2025. Inventory rose 12.5% in the same period. More choice for buyers means your home has to earn its place in the lineup.
Nationally, the National Association of Realtors says existing-home sales are up 1.6% year to date through August 2026. Asheboro area condos and townhomes are outpacing that. A 16% local gain is a meaningful difference from the national picture.
What the three ZIP codes show
The Asheboro area is not one single story. Each ZIP code reads a little differently, and the numbers below show why that matters.
| 27205 | 27263 | 27203 | |
|---|---|---|---|
| Median sale price | $310,500 | $247,500 | $227,500 |
| Price change vs. 2025 | +5.8% | +3.1% | -5.2% |
| Homes sold | 80 | 54 | 54 |
| Median days on market | 37 | 35 | 48 |
| Sale to list price | 97.9% | 96% | 97.6% |
ZIP 27205: the busiest corner of Asheboro
The Real Estate Data Aggregator counted 80 homes sold in ZIP 27205 in the three months ending July 31, 2026. That is up 25% from a year before. The median sale price rose 5.8% to $310,500. Pending sales jumped 40%, which tells you buyers are still moving. Nearly 46% of homes went under contract within two weeks of listing, up 4.5 points from 2025.
ZIP 27263: solid prices, a little more competition
In ZIP 27263, the Real Estate Data Aggregator found a median sale price of $247,500, up 3.1% from the same months of 2025. Homes sold fastest here: 35 days on market, one day shorter than last year. That said, the sale-to-list ratio slipped 1.6 points to 96%. Fewer homes are selling above list price too, down 5.2 points to 13%. Buyers are still buying, but they have a little more room to negotiate.
ZIP 27203: prices dipped, but homes are moving faster
ZIP 27203 is the one honest admission in this report. The Real Estate Data Aggregator shows the median sale price fell 5.2% to $227,500. That is the only ZIP in the area where prices went the wrong direction. On the other side, homes sold 25.6% more often than a year ago. Days on market dropped 7 days to 48. Sellers are getting 97.6% of list price on average. The price dip is real, but activity is picking up.
The wider picture: rates and price cuts
Mortgage rates are sitting above 7%, according to Realtor.com as of September 30, 2026. That is the first time rates topped 7% since January 2025. Nationally, Realtor.com reports that 20.8% of listings took a price cut in September 2026, up 0.9 percentage points from a year before. The Federal Housing Finance Agency says U.S. house prices rose 2.6% from July 2025 to July 2026. Asheboro area prices in two of three ZIPs beat that national figure.
Rates above 7% slow some buyers down. That makes prep and pricing matter more. A home that is priced right and shows well still moves. The Real Estate Data Aggregator counted 197 pending sales across the Asheboro area in the three months ending July 31, 2026, up 8.2% from 2025. Buyers are there.
What this means if you own a condo or townhome here
More inventory means buyers have options. That is a real change from a year ago. The homes going under contract fastest are priced honestly and ready to show. In ZIP 27205, nearly 46% of homes went under contract within two weeks. In ZIP 27263, half did. Those are strong numbers, but they are not guaranteed for every home on every street.
- The Asheboro area condo and townhome market is more active than last year.
- Sales are up 16% and pending sales are up 8.2%, both per the Real Estate Data Aggregator for the three months ending July 31, 2026. Inventory grew too, so the edge goes to sellers who price carefully.
- One street can read very differently from the ZIP code average.
- Your block may be moving faster or slower than these numbers suggest.
