Burlington inventory is tighter even as more homes are selling
The number that matters most right now in Burlington: inventory fell 20.5%. The Real Estate Data Aggregator counted just 97 homes for sale in ZIP 27217 in the three months ending August 31, 2026. A year before, that shelf was fuller. Today it is not.
Fewer homes for sale means a well-priced Burlington home has less competition. That is the plain takeaway for sellers right now.
More homes are selling, not fewer
Here is the part that surprises people. Sales went up, not down. The Real Estate Data Aggregator counted 109 homes sold in Burlington in the three months ending August 31, 2026. That is up 6.9% from the same months in 2025. Pending sales rose too, up 10.3% to 107 homes. Buyers are still moving in Burlington, even as the shelf gets shorter.
Burlington looks different from the national picture
National headlines tell a different story. Realtor.com reported 1.16 million active listings across the country in September 2026. That is a lot of supply nationally. Burlington has 97 homes for sale. Those two numbers are not the same market.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost for buyers. It is also part of why fewer sellers are listing. New listings in Burlington fell 19.3%, to 109, in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
Prices are up a little, and homes are moving at a steady pace
The Real Estate Data Aggregator put the median sale price in Burlington at $269,500 for the three months ending August 31, 2026. That is up 2.3% from the same period in 2025. Not a leap, but a steady move in one direction. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Burlington's 2.3% gain is close to that national pace.
The median home in Burlington spent 31 days on the market, one day shorter than a year before, according to the Real Estate Data Aggregator. Not every home sold fast: only 29.9% went under contract within two weeks of listing. That share is down 9.3 points from 2025. So most homes took longer than two weeks. That is worth knowing before you set a price.
What about list price? Sellers got close, not all of it
Homes in Burlington sold at 97.7% of list price on average, per the Real Estate Data Aggregator. That is down 0.3 points from a year ago. Small, but real. Only 16.5% of homes sold above list price, down 2.1 points from 2025. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest since October 2022. Burlington is not at that level, but the direction is similar: buyers have a little more room to talk.
- In Burlington's ZIP 27217, inventory is down 20.5% and months of supply sit at 2.7. More homes are selling, up 6.9%, and prices edged up 2.3% to $269,500. Homes are taking about 31 days.
- The shelf is short, and buyers are still active.
- That combination matters more here than the national headline of 1.16 million listings.
One last thing worth saying: these numbers cover all of ZIP 27217. One street in Burlington can read very differently from the whole ZIP code. A block near downtown, a quiet cul-de-sac off University Drive, a stretch closer to the county line: each one has its own story inside these numbers.
