The biggest thing to know: Gibsonville inventory fell 19% while sales rose 11.4%. Fewer homes are competing with yours, and buyers are still closing deals.

The Real Estate Data Aggregator counted 88 homes sold in ZIP 27249 in the three months ending August 31, 2026. That is up 11.4% from the same months in 2025. At the same time, only 68 homes were for sale, down 19% from a year before. More buyers, fewer choices. That is the short version.

Buyers are out there, and pending sales back that up

The Real Estate Data Aggregator recorded 95 pending sales in Gibsonville for that same period. That is up 4.4% from a year before. Buyers are signing contracts. They are just working through a smaller pool of homes.

Prices dipped a little, and homes are taking longer

Not every number points the same way. The Real Estate Data Aggregator put the median sale price in ZIP 27249 at $339,500 for the three months ending August 31, 2026. That is down 4.4% from a year before. Prices softened a bit. That is worth knowing if you are setting a number.

Homes also took longer to sell. The Real Estate Data Aggregator put the median days on market at 73 days, which is 24 days longer than the same period in 2025. Not every home sold fast. Patience and the right price still matter in Gibsonville.

The Real Estate Data Aggregator also showed that homes sold for 98.3% of list price on average. That is down just 0.4 points from a year before. Sellers are still getting close to what they ask. The gap between list and sale is small.

The national picture adds some context

Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Gibsonville moved the other way, with inventory falling. That is a real difference worth noting.

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year rate averaged 6.73%. Rates are not low. That shapes what buyers can afford, and it is part of why pricing carefully in Gibsonville still counts.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest since October 2022. Gibsonville is not immune to that pressure, even with tighter inventory. A well-priced home still moves. An overpriced one sits.

New listings in Gibsonville fell 26.1% from a year before, the Real Estate Data Aggregator found. Fewer sellers listed. That is part of why inventory stayed tight even as days on market grew.

In short
  1. Gibsonville had more sales and fewer homes for sale in the three months ending August 31, 2026. Prices eased a little and homes took longer.
  2. Buyers are still closing.
  3. The market is not one-sided, but inventory is on your side if you are a seller.

One thing to keep in mind: one street in Gibsonville can read very differently from the ZIP code as a whole. The numbers above cover all of 27249. Your block may be moving faster or slower than that.
