Greensboro has more homes for sale, but closings are still down

The biggest shift in Greensboro right now: buyers have more choices, and fewer of them are pulling the trigger. That means price and condition matter more than they did a year ago.

The Real Estate Data Aggregator counted 486 homes for sale across ZIPs 27410, 27455, 27408 and 27409 in the three months ending August 31, 2026. That is up 16.8% from the same months of 2025. At the same time, only 427 homes closed. That is down 11.6% from a year before. More supply, less demand: buyers are comparing more carefully.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That keeps monthly payments high. It helps explain why pending sales across Greensboro fell to 424, down 10.7% from a year ago, according to the Real Estate Data Aggregator.

How each Greensboro ZIP code is reading

The market is not moving the same way in every neighborhood. Here is what the Real Estate Data Aggregator counted for each ZIP in the three months ending August 31, 2026.

27410: prices held up, but fewer buyers are moving fast

In 27410, the Real Estate Data Aggregator put the median sale price at $395,000, up 5.3% from a year ago. That is the only ZIP in this market where the median price rose. Still, only 18.3% of homes sold above list, down 10 points from 2025. Nearly 4 in 10 homes went under contract within two weeks, but that share fell 5.3 points from last year.

27455: the strongest quick-sale rate, but the median price slipped

In 27455, 45.3% of homes went under contract within two weeks, the highest share of any ZIP here. That share actually rose 4.3 points from 2025. Even so, the Real Estate Data Aggregator counted the median sale price at $421,000, down 11.4% from a year ago. Homes sold fell 18.3%. The quick-sale signal is real, but the price softening is real too.

27408: the tightest supply, but days on market stretched

In 27408, the Real Estate Data Aggregator counted just 2.9 months of supply, the lowest of any ZIP. That sounds tight. But the median sale price fell 23.8% to $321,000, and the typical home sat on the market 41 days, 12 days longer than a year ago. More homes sold here, up 4%, but sellers accepted less.

27409: the slowest pace in Greensboro right now

In 27409, the Real Estate Data Aggregator counted a median of 53 days on market, 19 days longer than a year ago. Homes sold fell 31.1% to just 42. Only 27.9% of homes went under contract within two weeks, down 27.5 points from 2025. The sale-to-list ratio was 96.8%, the lowest of any ZIP here. If you are selling in 27409, pricing carefully from the start matters most.

What the national picture adds

Greensboro is not alone. The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026 from the prior month. The national months-of-supply figure was 4.9 months as of August 2026, also per the National Association of Realtors. Greensboro's ZIPs are running below that, between 2.9 and 3.9 months, so this market is still tighter than the national average, even with inventory rising.

US Census data shows single-family housing starts ran at a seasonally adjusted annual rate of 918,000 in August 2026. New supply is still coming. That adds to the comparison buyers are already making.

In short
  1. Greensboro's $175K to $375K single-family market has more homes to choose from and fewer closings.
  2. Prices held in 27410 but slipped in every other ZIP.
  3. The fastest ZIP for quick sales is 27455. The slowest is 27409. Freddie Mac's 7.40% rate as of October 8, 2026 is keeping some buyers on the sideline.
  4. One street can read very differently from the whole ZIP code.

These numbers cover the three months ending August 31, 2026. A single street in 27410 or 27455 can look very different from the ZIP total. If your home sits near a boundary, or on a block that has been moving faster or slower, the ZIP number alone may not tell your story.
