More homes are for sale in Primary market, and buyers are still moving
The biggest shift in Primary market right now is this: there are a lot more homes to choose from. The Real Estate Data Aggregator counted 313 homes for sale across ZIPs 27265, 27263, and 27260 in the three months ending July 31, 2026. That is up 28.8% from the same months a year ago. More choices for buyers means pricing and condition matter more for sellers.
Here is the part that may surprise you. Even with all that extra inventory, buyers kept moving. The Real Estate Data Aggregator counted 296 pending sales across Primary market in the same period. That is up 3.1% from a year before. Shoppers have more to compare, and they are still making decisions.
Nationally, the picture is similar. Realtor.com reported active listings up 6.3% from a year ago, the fastest pace in at least six months. Primary market's 28.8% gain is well ahead of that national pace. Locally, more supply is arriving faster than it is across the country.
What mortgage rates mean for buyers right now
Rates are not helping affordability. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60% the same week. CNBC reported the average contract rate for 30-year conforming loans rose to 7.30% in the last week of September. Realtor.com noted rates crossed 7% in late September for the first time since January 2025.
Realtor.com also noted rates rose nearly 40 basis points over the four weeks before October 1, 2026. That kind of move changes what a buyer can afford month to month. It is worth knowing before you set a price or make an offer.
How each neighborhood read in the three months ending July 31, 2026

ZIP 27265: the most active part of Primary market
The Real Estate Data Aggregator counted 170 homes sold in ZIP 27265 in the three months ending July 31, 2026. That is down 5% from a year before. Inventory jumped 43.7%, the sharpest rise of any ZIP here. The median sale price slipped just a little, down 0.5% to $323,750. Homes still sold for 98.5% of list price on average.
Half of homes in 27265 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share is down 7.1 points from a year ago. Still, 50.9% going that fast is a sign that well-priced homes are not sitting long.
ZIP 27263: prices up, but fewer deals pending
In ZIP 27263, the median sale price rose 3.1% to $247,500, according to the Real Estate Data Aggregator. That is the only ZIP in Primary market where the median moved up. But pending sales fell 14.8% from a year before, down to 52. New listings also dropped 16.2%, so there is less coming to market here.
Homes in 27263 sold for 96% of list price on average. That is down 1.6 points from a year ago. Days on market held at 35, actually one day shorter than the year before. Half of homes went under contract within two weeks.
ZIP 27260: sales volume up, but homes are taking longer
ZIP 27260 had the most patience required. The Real Estate Data Aggregator found a median of 57 days on market, 13 days longer than the year before. That is the longest of any ZIP in Primary market. Still, homes sold rose 1.6% to 63, and pending sales jumped 21.1% to 69.
The median sale price in 27260 was $200,000, up 1.4% from a year ago. Homes sold for 97.4% of list price on average, up 0.2 points. Only 29% went under contract within two weeks, the lowest rate of any ZIP here.
The national picture adds some context
The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Existing-home sales were down 2.0% month over month in August 2026, though they were up 1.6% year to date through August. Primary market's pending sales rising 3.1% puts it ahead of that national trend.
- Primary market has more homes for sale than at any point in recent memory, up 28.8% from a year ago per the Real Estate Data Aggregator.
- Buyers are still active, with pending sales up 3.1%.
- Prices are mostly flat or slightly up.
- Homes are taking a little longer to sell in some ZIP codes.
- And mortgage rates, at 7.28% for a 30-year fixed per Freddie Mac, are keeping some buyers on the sideline.
- Pricing your home carefully matters more now than it did a year ago.
One more thing worth saying: these numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. If you want to know what is happening right where you live, reach out and we can talk through it.
