More homes are hitting the market in Eden, but demand is keeping up
More homes are coming to market in Eden. But buyers are keeping pace. That balance is the most important thing a homeowner in Eden can know right now, for the three months ending July 31, 2026.
The Real Estate Data Aggregator counted 124 new listings in ZIP 27288 during the three months ending July 31, 2026. That is up 34.8% from the same months of 2025. More sellers means more competition on your street. But pending sales rose 40.7% in the same period. Demand in Eden is real and active right now.
Nationally, Realtor.com reported that active listings grew 5.5% year over year, topping 1.16 million homes for sale. Eden's 21.1% rise in homes for sale is well above that national pace. More choice for buyers here than in most of the country.
Homes sold faster and prices climbed
The Real Estate Data Aggregator counted 107 homes sold in Eden in the three months ending July 31, 2026. That is up 46.6% from the same months of 2025. Homes are also moving faster. The median days on market fell 12 days shorter than a year ago, landing at 59 days.
The median sale price in ZIP 27288 reached $190,000 in the three months ending July 31, 2026. That is up 12.8% from the same months of 2025, according to the Real Estate Data Aggregator. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Eden is outpacing the national number by a wide margin.
Sellers are getting close to asking price, but not quite as often above it
The Real Estate Data Aggregator shows homes in Eden sold for an average of 96.1% of list price in the three months ending July 31, 2026. That is down just 0.1 points from a year ago. A small dip, not a trend to worry about yet.
The share of homes that sold above list price was 12.2%, down 7 points from a year before. Not every home drew a bidding war. Pricing carefully still matters in Eden.
Mortgage rates are a real factor for buyers right now. CNBC reported the average contract rate for a 30-year fixed mortgage climbed to 7.30% last week. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates can slow some buyers. That is worth knowing if you are pricing a home in Eden today.
Nearly 3 in 10 Eden homes went under contract within two weeks
The Real Estate Data Aggregator found that 28.1% of Eden homes went under contract within two weeks of listing in the three months ending July 31, 2026. That share is up 2.2 points from a year ago. Well-priced homes in Eden are still finding buyers quickly.
Months of supply in Eden came in at 3.8 months, down 0.8 months from a year ago. That still leans toward sellers, even as more homes enter the market. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Eden has not shown that pattern in the data above, but it is a reminder that overpricing anywhere carries real risk right now.
- Eden's market for the three months ending July 31, 2026 shows more homes coming to market, faster sales, and rising prices.
- Demand is keeping up with supply.
