More homes are on the market in Lexington, and buyers have more room to compare

The biggest shift in Lexington right now is supply. More homes are available, and that changes the math for everyone on both sides of a sale.

The Real Estate Data Aggregator counted 388 homes for sale across Lexington in the three months ending August 31, 2026. That is up 19.4% from the same months of 2025. Buyers have more to compare. Sellers have more competition.

On top of that, Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Rates that high slow some buyers down. More inventory plus higher rates means pricing your home carefully matters more than it did a year ago.

Only 12.4% of homes in 27292 sold above list price, down 0.8 points. Not every home drew a bidding war. And 23.5% went under contract within two weeks of listing, down 10.9 points from a year before. More supply means buyers take a little longer to decide.

ZIP 27295: higher prices, and more homes selling above list

In ZIP 27295, the Real Estate Data Aggregator counted 196 homes for sale, up 9.5% from a year before. The median sale price was $348,500, up 5.6%. Homes here took a median 55 days to sell, 6 days longer than last year. Supply grew more slowly here, but time on market stretched a bit.

One number stands out in 27295: 24% of homes sold above list price, up 3.2 points from a year before. That is nearly 1 in 4 homes. And 31.4% went under contract within two weeks. Demand in 27295 held up well even as more homes came to market.

What the national picture adds

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is the country, not Lexington. But it shows the same pressure sellers here are starting to feel.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Lexington's own gains of 6.2% in 27292 and 5.6% in 27295 are running ahead of that national pace.

In short
  1. Lexington has more homes for sale, more new listings, and rates at 7.40% (Freddie Mac, October 8, 2026).
  2. Buyers have breathing room.
  3. Sellers who price carefully are still closing near list.
  4. The two ZIP codes are moving at different speeds, and that matters when you pick your number.

One street in Lexington can read very differently from the whole ZIP code. The numbers above cover a full three months and hundreds of homes. Your block may be faster, slower, or priced differently than the median.
