More homes for sale are giving Archdale area buyers a bit more room
The Real Estate Data Aggregator counted 426 homes for sale across the Archdale area in the three months ending August 31, 2026. That is up 16.4% from the same months of 2025. More choices for buyers means sellers have to work a little harder to stand out.
Nationwide, Realtor.com reported that 20.8% of listings had price cuts in September. That is a signal buyers are pushing back on prices in many markets, including here.
CNBC reported the average 30-year fixed mortgage rate hit 7.49% last week. That is the highest since January 2025, according to Realtor.com. Higher rates slow buyers down, and that adds to the time homes sit.
What each ZIP code looks like right now
The story is different street by street. Here is what the Real Estate Data Aggregator counted for each ZIP code in the Archdale area for the three months ending August 31, 2026.
Prices are mostly up, but not everywhere
In ZIP 27263, the Real Estate Data Aggregator put the median sale price at $255,000, up 10.4% from a year before. That is the strongest price gain in the area.
In ZIP 27370, the median was $357,000, up 8.9%. In ZIP 27360, it was $274,888, up 7.8%. In ZIP 27205, it was $297,000, up 3.7%.
ZIP 27203 is the one to watch. The Real Estate Data Aggregator shows the median there dipped to $216,495, down 13.4% from a year before. Days on market there hit 57, nine days longer than last year. More supply and slower sales put pressure on prices.
How fast are homes going under contract?
In ZIP 27263, the Real Estate Data Aggregator found that 47.2% of homes went under contract within two weeks of listing. That share fell 4.7 points from a year before, but it is still the highest in the area.
ZIP 27370 was close behind at 44.3%, and that share actually rose 5.6 points. ZIP 27205 came in at 41.9%. ZIP 27360 was at 30.5%, down 12.5 points. ZIP 27203 was at 35.9%, down 7 points.
The national picture adds some context
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Most Archdale area ZIP codes beat that pace.
CNBC reported that owning a home now takes about 28% of median income nationwide, while renting takes about 26%. That gap is narrow, but rising rates make it harder for buyers to stretch.
CNBC also noted that mortgage purchase applications fell 2% last week and were 15% lower than the same week one year ago. Fewer buyers applying means sellers need to price carefully.
- The Archdale area has more homes for sale, up 16.4% from a year ago per the Real Estate Data Aggregator.
- Prices are up in four of five ZIP codes.
- But days on market are longer in most ZIP codes, and Realtor.com says nearly 1 in 5 listings nationwide took a price cut in September.
- Prep and pricing are doing more of the work than they were a year ago.
One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the whole story for your home.
