More listings are giving Lexington buyers a little more room
The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 388 homes for sale across Lexington in the three months ending August 31, 2026. That is up 19.4% from the same months of 2025. More choices for buyers means your price and presentation matter more than they did a year ago.
Realtor.com reported that active listings nationwide topped 1.16 million. Lexington is moving in the same direction. The Real Estate Data Aggregator counted 396 new listings across Lexington in that same period, up 21.8% from a year before. More homes coming to market is good news for buyers. For sellers, it means shoppers have more to compare you against.
Homes are still selling in Lexington. The Real Estate Data Aggregator counted 336 closed sales across both ZIP codes in the three months ending August 31, 2026, up 3.4% from a year before. Pending sales rose 7.3% too. Demand has not gone away. It is just meeting more supply.
How the two Lexington ZIP codes compare
The two ZIP codes tell slightly different stories. That is worth knowing before you price a home.
| 27295 | 27292 | |
|---|---|---|
| Median sale price | $348,500 | $295,000 |
| Price change from 2025 | up 5.6% | up 6.2% |
| Median days on market | 55 days | 52 days |
| New listings change from 2025 | up 15.4% | up 28.8% |
| Sale price as share of list | 98.8% | 98.1% |
In ZIP 27295, the Real Estate Data Aggregator put the median sale price at $348,500, up 5.6% from a year before. Homes there sat on the market a median of 55 days, which is 6 days longer than the same period of 2025. Not every home sold fast, but sellers still averaged 98.8% of their list price.
In ZIP 27292, the median sale price was $295,000, up 6.2%. Days on market came in at 52, actually 3 days shorter than a year ago. The sale-to-list ratio was 98.1%, up 1.3 points. The inventory jump here was steeper: homes for sale rose 31.5%, and new listings rose 28.8%. That is a bigger shift for sellers in this part of Lexington to account for.
What the national picture adds
Lexington's inventory rise fits a national pattern. Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. CNBC reported that the average 30-year fixed mortgage rate rose to 7.49% as of October 7, 2026. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. Higher borrowing costs slow some buyers down. That is part of why more listings are sitting a little longer.
The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Lexington's gains of 5.6% in ZIP 27295 and 6.2% in ZIP 27292 are running ahead of that national pace. Prices have held up here, even as more homes come to market.
What this means if you are selling in Lexington
Buyers in Lexington have more homes to look at than they did a year ago. The Real Estate Data Aggregator shows that about 24% of homes in ZIP 27295 still sold above list price, up 3.2 points from 2025. In ZIP 27292, that share was 12.4%. Well-priced homes are still drawing strong offers. Homes that are priced too high now have more competition, and buyers will notice.
In ZIP 27295, about 31.4% of homes went under contract within two weeks of listing, down just 0.2 points from 2025. Quick sales are still happening. But months of supply in ZIP 27292 rose 0.9 months to 3.8 months. That is a real shift. It tells sellers in that ZIP code to take their pricing seriously from day one.
- Lexington is not a slow market.
- The Real Estate Data Aggregator counted 336 homes sold in the three months ending August 31, 2026, and pending sales are up 7.3%.
- But with 19.4% more homes for sale than a year ago, and national rates at 7.49% per CNBC, buyers have more room to be choosy.
- Price right, present well, and the numbers still work in your favor.
