More listings are giving WS 3 buyers more room to choose
Here is the number that changes things for sellers in Winston-Salem right now. The Real Estate Data Aggregator counted 1,049 homes for sale across WS 3 in the three months ending July 31, 2026. That is up 22.5% from a year before. More choices for buyers means your home has to earn its sale.
At the same time, the Real Estate Data Aggregator counted 983 homes sold across WS 3. That is down 7.6% from the same period in 2025. More supply and fewer closings is a real shift. Not every home is moving at the same speed.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Winston-Salem's rise fits that wider pattern. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest since October 2022. That is the backdrop your home is selling into.
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That slows some buyers down. It is worth knowing as you think about pricing and timing.
How each ZIP code in WS 3 is reading
The story is not the same in every neighborhood. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending July 31, 2026.
Where homes are moving fastest
The Real Estate Data Aggregator found that 49.3% of homes in ZIP 27104 went under contract within two weeks of listing. That was the highest share of any WS 3 ZIP code. ZIP 27106 was close behind at 46.9%, and ZIP 27103 came in at 42%.
- 12710449.3%
- 22710646.9%
- 32710342%
- 42712739.3%
- 52710732.9%
- 62710132.3%
- 72710527.2%
Prices: some up, some down
Prices moved in different directions across WS 3. The Real Estate Data Aggregator showed the median sale price in ZIP 27105 rose 12.8% year over year, to $220,000. ZIP 27107 was up 8.3%, reaching $309,750. That is real, steady growth in those neighborhoods.
On the other side, ZIP 27104 saw its median price fall 10.3% to $350,000. ZIP 27106 was down 9.3% to $390,000. Prices dipped in those ZIPs even as sales volume held up. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Some Winston-Salem ZIPs beat that. Some did not.
Supply is rising, and that changes the math for sellers
ZIP 27101 saw the sharpest jump in homes for sale: up 74.5% year over year, per the Real Estate Data Aggregator. Months of supply there reached 5.1 months, the highest in WS 3. That gives buyers real leverage in that ZIP.
ZIP 27127 added the most new listings of any ZIP: 217, up 19.9%. Its months of supply rose 1.5 months to 3.8. ZIP 27104 is the tightest market, with just 2.5 months of supply.
Pending sales: a mixed signal
Across all of WS 3, the Real Estate Data Aggregator counted 977 pending sales, down 3% from a year before. But ZIP 27104 bucked that trend: pending sales there rose 13.8% to 148. ZIP 27107 was also up, with pending sales climbing 9.7% to 170. Not every ZIP is cooling at the same rate.
- WS 3 had 1,049 homes for sale in the three months ending July 31, 2026, up 22.5%, while 983 homes sold, down 7.6%.
- Prices rose in some ZIPs and fell in others.
- Homes in 27104 and 27106 went under contract fastest.
- Supply is loosest in 27101. Pricing and preparation matter more now than they did a year ago.
One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the whole picture for your home. I am happy to look at what is happening on your specific block.
