Here is the number that matters most right now in Madison Mayodan. The Real Estate Data Aggregator counted 53 new listings across ZIPs 27025 and 27027 in the three months ending August 31, 2026. Only 33 homes sold in that same period. More homes are coming to market than are closing. That means more competition for sellers and more choice for buyers.

Nationally, the picture looks similar. Realtor.com reported that active listings topped 1.16 million homes in September 2026. Realtor.com also noted that price cuts hit 20.8% of listings that month, the highest share since October 2022. Madison Mayodan is feeling that same shift toward more supply.

The broader picture: rates and national trends

Mortgage rates are adding pressure across the country. CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% as of October 7, 2026. Realtor.com noted rates crossed above 7% for the first time since January 2025. Higher rates slow buyers down, and that shows up in Madison Mayodan's closing numbers.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Prices nationally are still moving up, just slowly. Madison Mayodan's small dip of 0.7% in ZIP 27025 fits that slower national pace.

In short
  1. More homes are listing in Madison Mayodan than are closing.
  2. In ZIP 27025, new listings rose 25.9% while sales fell 38.5%, per the Real Estate Data Aggregator.
  3. In ZIP 27027, supply sits at 6.5 months.
  4. Nationally, Realtor.com counted 1.16 million active listings and CNBC put the 30-year rate at 7.49%.
  5. Sellers need a sharp price.
  6. Buyers have more to look at.
  7. The homes that are priced well are still closing close to asking.

One more thing worth knowing. These numbers cover whole ZIP codes. One street in Madison can read very differently from the ZIP code average. A block near downtown Mayodan may move faster or slower than the 27027 numbers suggest. Your home's story depends on where it sits, not just the ZIP.
