Northwest 600 has more listings, and sales are still moving
The one fact every northwest 600 seller should sit with: more competition is here. The Real Estate Data Aggregator counted 226 homes for sale across northwest 600 in the three months ending August 31, 2026, up 6.1% from a year before. More supply means buyers have options. Pricing your home carefully matters more now than it did last year.
The good news for buyers: the Real Estate Data Aggregator shows sales rose too. 216 homes sold across northwest 600, up 11.9%. The market added listings and still absorbed them. That is a steadier picture than many markets are seeing right now.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. That is the widest pool of choices buyers have seen in years. Northwest 600 is part of that same trend.
Rates are a real factor right now. CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% as of October 7, 2026. Realtor.com also noted rates crossed above 7% for the first time since January 2025. Higher rates slow some buyers down, and sellers need to know that.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is nearly 1 in 5 homes. Northwest 600 sellers who price close to what has actually sold are in a better position.

27357: Stokesdale and Summerfield area has the tightest supply

Homes in 27357 are also moving faster to contract. The Real Estate Data Aggregator found that 39.3% of 27357 listings went under contract within two weeks, up 6.9 points from a year before. The median sale price was $400,500, up 1.3%.
27358: Summerfield area prices held, but homes are taking longer
The Real Estate Data Aggregator counted 62 homes sold in 27358 in the three months ending August 31, 2026, up 17%. The median sale price was $599,500, up 1.3%. Prices held, and sales volume grew. That is a steady picture.
The honest part: homes in 27358 took a median of 52 days to sell, which is 18 days longer than a year before. The share that sold above list price fell 22.4 points to 9.7%. Buyers in 27358 have more room to negotiate than they did last year. Both figures come from the Real Estate Data Aggregator.
27214: McLeansville area has more supply and a lower median price
The Real Estate Data Aggregator counted 22 homes sold in 27214 in the three months ending August 31, 2026, down 15.4%. The median sale price was $357,750, down 27.7% from a year before. That is a meaningful drop, and sellers here need to price with care.
Inventory in 27214 jumped. The Real Estate Data Aggregator counted 57 homes for sale, up 46.2%, and months of supply reached 7.9, up 3.3 months. More than seven months of supply is a buyer's market by most measures. The one bright spot: 42.4% of 27214 homes that did sell went under contract within two weeks, up 2.4 points. The right home at the right price still finds a buyer.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and were up 0.3% from June to July 2026 on a seasonally adjusted basis. Prices nationally are still moving upward, just slowly.
The job market is softer than it was. Realtor.com reported 29,000 jobs created nationally in September 2026, with a three-month moving average of 51,000. The national unemployment rate was 4.2%. Slower job growth and higher rates together are why buyers are more careful right now.
- Northwest 600 added listings and added sales at the same time, through the three months ending August 31, 2026. That is a steadier market than the national headlines suggest.
- But 27214 is carrying real extra supply, 27358 homes are taking longer, and mortgage rates above 7% are a real cost for buyers.
- Pricing close to what has actually sold is the clearest thing any seller can do right now.
One more thing to keep in mind: the numbers above cover whole ZIP codes. One street inside any of these ZIPs can read very differently from the ZIP as a whole. A pocket of new construction, a quieter cul-de-sac, or a specific price range can shift the picture.
