CNBC reported the average 30-year fixed mortgage rate hit 7.49% as of October 11, 2026. That number sits over every buyer and seller in Madison Mayodan 2 right now. But the bigger split is not the rate. It is the gap between your two ZIP codes.

The supply gap between 27025 and 27027

The Real Estate Data Aggregator counted 3.7 months of supply in ZIP 27025 for the three months ending August 31, 2026. That is the tighter side of Madison Mayodan 2. ZIP 27027 had 6.5 months of supply in the same period. More supply means buyers there have more room to negotiate.

What the wider picture adds

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national number, not a Madison Mayodan 2 number. But it tells you buyers everywhere are paying attention to price.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July, seasonally adjusted. Prices nationally are still moving up, just slowly.

Realtor.com also noted active listings topped 1.16 million homes nationally in September 2026. More supply nationally can soften buyer urgency. That matters when rates are already at 7.49%, per CNBC.
