Pleasant Garden stayed tight even with more new listings
The one number that shapes everything right now: the Real Estate Data Aggregator counted just 14 homes for sale in Pleasant Garden in the three months ending August 31, 2026. That is down 26.3% from the same months in 2025. More listings arrived, but the supply stayed thin.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Pleasant Garden tells a different story. More sellers stepped up here too, but the 40% jump in new listings did not loosen the market much. Buyers still faced a short list.
Prices climbed, and homes moved quickly
The Real Estate Data Aggregator put the median sale price in ZIP 27313 at $415,000. That is up 17.7% from the same months in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Pleasant Garden moved well ahead of that national pace.
The Real Estate Data Aggregator found that homes in Pleasant Garden sold in a median of 29 days, 4 days shorter than a year ago. Sellers got back 99.2% of their list price on average. That slipped 0.7 points from a year ago, a small but honest dip. Pricing still needs to be sharp.
Nearly half of homes went under contract fast
The Real Estate Data Aggregator counted that 46.7% of Pleasant Garden homes went under contract within two weeks of listing. That is up 9.9 points from a year ago. Nearly half of homes found a buyer before the first month was out. Buyers who waited often missed their chance.
One thing working against buyers right now: CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% as of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates make each purchase more expensive. That is worth knowing before you set your budget.
The share of homes that sold above list price was 15.8%, down 14.2 points from a year ago, according to the Real Estate Data Aggregator. Not every home drew a bidding war. But the ones priced well still moved fast. That gap matters when you are deciding where to set your number.
- Pleasant Garden added new listings in the three months ending August 31, 2026, but supply stayed tight at 2.3 months.
- Prices rose 17.7% year over year to $415,000. Homes sold in 29 days on average.
- Nearly half went under contract within two weeks.
- Mortgage rates above 7% add cost for buyers.
- Sharp pricing still separates the homes that sold from the ones that did not.
One more thing worth saying: these numbers cover all of ZIP 27313. One street in Pleasant Garden can read very differently from the ZIP as a whole. A home on a quiet cul-de-sac and one on a busier road may sit in different worlds, even with the same price tag.
