Summerfield, Oak Ridge sales rose even as homes took longer to sell
The Real Estate Data Aggregator counted 113 homes sold across Summerfield and Oak Ridge in the three months ending August 31, 2026. That is up 11.9% from the same months in 2025. More sales happened even while CNBC reported the average 30-year fixed rate climbed to 7.49%. Buyers are still here. They are just moving more carefully.
Realtor.com reported that mortgage rates moved above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings had their price reduced in September, the highest share since October 2022. That is the wider picture. In Summerfield and Oak Ridge, pending sales still rose 20.2%, according to the Real Estate Data Aggregator. Demand held up. But pricing carefully matters more now.

Prices are up, but the days of easy bidding wars are quieter
In Summerfield (27358), the median sale price reached $599,500, up 1.3% from a year ago, per the Real Estate Data Aggregator. Prices moved up, which is good. But only 9.7% of homes sold above list price, down 22.4 points from 2025. That is a big shift. Sellers can still get close to their price: the average sale came in at 98.1% of list. Just do not count on a bidding war.
In Oak Ridge (27310), the median sale price hit $700,000, up 4.2%, according to the Real Estate Data Aggregator. About 17.7% of Oak Ridge homes sold above list, down 7.3 points from 2025. That is still a stronger above-list share than Summerfield, and Oak Ridge homes went under contract within two weeks 46.2% of the time, up 3.7 points from last year.
Supply is still lean, which keeps buyers engaged
Summerfield (27358) had 3.4 months of supply, down 0.6 months from 2025, per the Real Estate Data Aggregator. Oak Ridge (27310) had 2.7 months of supply. Both are well below the six months that signals a balanced market. That lean supply is part of why sales kept climbing even with rates above 7%.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Summerfield and Oak Ridge each beat that national pace. That is worth knowing when you are thinking about your own home's value.

- Pricing right from the start matters more than it did in 2025.
One more thing: these numbers cover whole ZIP codes. One street in Summerfield or Oak Ridge can read very differently from the ZIP code average. A home on a quiet cul-de-sac may move faster or slower than the median. I am happy to look at what is happening right near you.
