The one thing every Winston-Salem homeowner should know right now: you have more competition. The Real Estate Data Aggregator counted 1,049 homes for sale across Winston-Salem in the three months ending July 31, 2026, up 22.5% from a year before. More choices for buyers means your home needs to stand out on price and condition.

Here is the encouraging part. The Real Estate Data Aggregator counted 977 pending sales across Winston-Salem in the same period. That is down only 3% from a year before. Buyers are still active, even as supply grows.

Nationally, Realtor.com reported active listings reached 1.16 million homes for sale. More supply everywhere means buyers have options. That is the backdrop for what you see here in Winston-Salem.

Realtor.com also reported that mortgage rates topped 7% for the first time since January 2025. Higher rates slow some buyers. That is a real headwind, and it is worth knowing.

What sellers are actually getting

Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. In Winston-Salem, sellers are faring better than that national picture suggests.

The national backdrop

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Winston-Salem's price gains in several ZIP codes are running in line with or ahead of that pace.

The Federal Housing Finance Agency also found prices rose 0.3% month over month in July, seasonally adjusted. Steady, not dramatic, but still moving forward.

In short
  1. Winston-Salem has more homes for sale, up 22.5% year over year per the Real Estate Data Aggregator.
  2. But 977 pending sales show buyers are still here.
  3. Prices held in most neighborhoods.
  4. The market is more balanced than a year ago, and that changes what a good asking price looks like.

One last thing worth saying: these numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer homes, a school nearby, or a quieter feel can move faster or slower than the average.
