WS 2 has more homes for sale, but buyers are still moving carefully
The biggest shift in WS 2 right now is simple: there are more homes to choose from. The Real Estate Data Aggregator counted 1,062 homes for sale across WS 2 in the three months ending August 31, 2026. That is up 16.6% from the same period a year before. More supply means buyers have options. For homeowners, it means your home has to earn attention.
At the same time, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported on October 6, 2026 that Pennsylvania buyers need 24% of their median income to own a home today. Monthly costs are real, and buyers in Winston-Salem feel them. That is why the Real Estate Data Aggregator shows sales across WS 2 dipped 3.9% to 910 homes sold in the same three months.
Buyers are still moving, just more carefully. The Real Estate Data Aggregator counted 923 pending sales in WS 2 for the same period. That is only down 1.7% from a year before. Homes are going under contract. They just need to be priced right and ready.
How each Winston-Salem ZIP code is reading
The story shifts a lot depending on which neighborhood you are in. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026, ZIP by ZIP.
Where buyers are moving fastest
ZIP 27104 is the tightest market in WS 2 right now. The Real Estate Data Aggregator shows just 2.3 months of supply there, the lowest of any ZIP in this market. Homes sold in a median of 34 days, the quickest here. Pending sales rose 10.8% from a year before. Buyers in that part of Winston-Salem are not waiting.

Where sellers need to be most careful
ZIP 27101 tells a different story. The Real Estate Data Aggregator shows homes for sale there jumped 64.3% from a year before, to 92 homes. Sales fell 23.8%. Months of supply climbed to 5.9, up 3.2 months from a year ago. Homes sat a median of 46 days. Only 10.4% sold above list price, down 5.5 points. In that part of Winston-Salem, price and condition are doing a lot of the work.
ZIP 27127 saw inventory jump 46.8% to 204 homes for sale, while sales dropped 18.8%. The Real Estate Data Aggregator shows 96.9% sale-to-list there, down 1.9 points. Sellers are still getting close to asking, but the gap is growing a little.
A bright spot: prices held up in most ZIPs
Despite more supply and careful buyers, most prices stayed steady or rose. The Real Estate Data Aggregator shows ZIP 27105 posted the strongest price gain, up 15.8% to a median of $220,000. ZIP 27103 held flat at $285,000. ZIP 27106 dipped 5.5% to $397,000, still the highest median in WS 2. ZIP 27104 slipped 1.8% to $353,500. Small moves, not big drops.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, they rose 0.3% in July, seasonally adjusted. Nationally, prices are still moving up, just slowly. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. More sellers elsewhere are adjusting. In WS 2, that is a reminder that the right price from the start matters.
- WS 2 has more homes for sale and buyers are taking their time.
- Most prices held up, but not every ZIP is the same.
- ZIP 27104 is moving fast.
- ZIP 27101 is slower.
- One street can read very differently from the whole ZIP code.
